Terms of use

Plain-language rules for using this free tracker.

Using Suncoast Flips

Suncoast Flips is a free tracker of house flips in Hillsborough, Pinellas, Pasco, Hernando, Manatee, Sarasota, Polk, Charlotte, Lake, Citrus, and Highlands counties, compiled from public property appraiser records. By using the site, the widget, the newsletter or our data files, you agree to these terms.

No warranties

The site and data are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, completeness, fitness for a particular purpose or uninterrupted availability.

Data may contain errors

Public records can be late, incomplete or wrong, and our matching of repeat sales can misclassify a transaction. Always verify any record with the county property appraiser or clerk before relying on it. See how we calculate; to report a problem, email us.

Not legal, tax or financial advice

Figures such as gross spread are estimates, not appraisals, and exclude rehab, holding, financing and closing costs. Nothing here is legal, tax, investment or financial advice. Talk to a licensed professional before making decisions.

Data license

Our compiled data, tables, charts and reports are licensed under CC BY 4.0. See the data license for how to credit us.

Acceptable use

  • Do not use the site to harass, contact or target property owners, or for any purpose barred by the Fair Housing Act, FCRA or other law.
  • Do not overload the site with automated requests; use the published data files instead of scraping pages.
  • Do not misrepresent our data or imply we endorse you.
  • Do not attempt to break, probe or disrupt the site.

Sponsors and links

Sponsored placements are labeled. We are not responsible for third-party sites, products or services, including sponsors, YouTube and Buttondown.

Limitation of liability

To the fullest extent permitted by law, Suncoast Flips is not liable for any loss or damage arising from use of the site or data. These terms are governed by the laws of the State of Florida. We may update them; the date below shows the latest version.
