County property appraiser records show 363 house flips resold across Hillsborough, Pinellas, Pasco, Hernando, Manatee, Sarasota, Polk, Charlotte, Lake, Citrus, and Highlands counties in May 2026, down from 437 in April 2026 and down from 368 in May 2025. The median flip was bought for $235,000 and resold for $375,000 after 275 days, a median gross spread of $125,500 (versus $111,250 a year earlier). Pinellas County led with 94 flips, and 30% of the month’s flips resold within six months of purchase.
